As part of the Brick for a Family project, our partner Eldorado.ua handed over the keys to the first modular house to a family from Chernihiv region.

On January 18, the Drozd family from Chernihiv region received the keys to a new 4-module house in their home village of Kyinka in Chernihiv region. The project was made possible by Eldorado's charity initiative “Brick for a Family”.

New turnkey house in 3 days for the Pylypenko family from Ivanivka

On September 30, the social startup Tera Monada in cooperation with the NGO “Family Garden” opened a modular house for the Pylypenko family, who lost their own home as a result of rocket attacks by Russian occupiers.

What are the features of Tera Monada modular housing production?

Modular house is installed without arranging a capital foundation, each separate module of the house has 4 support legs with height adjustment, which allows installation on a site with a height difference of up to 5 cm per meter.
Each module is structurally identical, that is, it has the same structure of the floor, walls, and roof. The roof structure is a load-bearing frame made of galvanized profiled steel. The frame is assembled in such a way that there is no direct contact between the cold zone and the internal finishing of the wall, floor, or ceiling, that is, "cold bridges" are absent.
Electrical connection is made by an overhead line (if it is impossible to lay an overhead line, connection by an underground line is possible). Sewage and water supply are connected under the floor of the module with a bathroom, for this purpose, a revision hatch is provided in the floor.
Ventilation is arranged differently in different modules depending on the requirements and needs.

Do you need a foundation to install a house?

No, modular houses can be mounted without a specially arranged deep foundation - on columnar concrete supports.
Each individual module of the house has 4 concrete load-bearing supports with the ability to adjust the height, which allows installing the house on a plot with a height difference of up to 5 cm.
Prior to installation, a foundation must be prepared on the site in accordance with the technical drawings. Concrete blocks measuring 50x50 cm and a height of 15 cm are used as the foundation and are placed evenly horizontally. A pit with overall dimensions of 50x50 cm and a depth of 50 cm is prepared under each block, which is filled with coarse gravel, and then the block is installed on it.

What documents are required to install a modular home?

Modular homes do not belong to capital buildings and are classified as temporary lightweight structures without a foundation, according to Ukrainian legislation. According to this legislation, modular homes do not require permits or other documents. It is sufficient to have a document confirming ownership of the land where the house will be installed, as well as identity documents.

Does the modular home suit for permanent living?

Modern ergonomics allows for a 24 sq.m house to accommodate an entrance group, a bathroom, a comfortable bedroom, and a kitchen equipped with all necessary appliances and finishes. This layout format resembles that of a smart apartment and is very convenient for a family to live in.

Is it cold in modular homes?

Such houses have thermal insulation provided by panels with a layer of mineral wool. In addition, each house is equipped with a split system air conditioner and additional convectors, the power of which is selected based on the area of the house.
